If you live in a flat or apartment connected to a communal or district heating system, there’s a good chance your home relies on a Heat Interface Unit (HIU) to deliver hot water and heating. Most residents never think about it—until something goes wrong. No hot water on a cold morning. Radiators that won’t heat up. A strange noise coming from the cupboard.

That’s when knowing how to find the right HIU engineer becomes genuinely important.

This guide breaks down what HIUs are, what can go wrong, and what to expect when you book a specialist to service or repair one.

What Is a Heat Interface Unit?

A Heat Interface Unit is the piece of equipment that connects your individual flat to a shared heating network. Rather than having its own boiler, your home draws heat from a central plant room—and the HIU controls how that heat is distributed to your radiators and taps.

HIUs are common in modern London apartment blocks, new-build developments, and social housing schemes. Brands like Danfoss, Evinox Modusat, and Caleffi are among the most widely used across the city.

Because the system is shared across multiple units, HIUs are more complex than standard boilers. They contain pressure valves, actuators, sensors, heat exchangers, and electronic controls—all of which require specialist knowledge to diagnose and repair correctly.

Common HIU Faults and What Causes Them

HIU faults tend to fall into a few recognizable patterns. Here are the most common issues residents experience:

No Hot Water

This is the most frequently reported fault. It can be caused by a failed heat exchanger, a blocked strainer, or a faulty domestic hot water actuator. The fix depends on diagnosing the root cause accurately—not just replacing parts at random.

No Heating

Heating and hot water are controlled separately inside most HIUs. A failed heating actuator, a malfunctioning sensor, or a fault on the PCB can affect one side of the system while leaving the other working normally. This is often misdiagnosed without the right equipment.

Low Pressure or Leaks

Pressure drops may point to a leak within the unit itself or in the wider communal pipework. Seals and valves can degrade over time, particularly in older units that haven’t been serviced regularly.

Strange Noises

Banging, whistling, or vibrating sounds often indicate air in the system, a failing pump, or sediment buildup. Left unattended, these issues can cause more serious damage over time.

What an HIU Engineer Does During a Repair Visit

A qualified HIU engineer brings manufacturer-specific knowledge that general heating engineers typically lack. During a repair visit, you can expect them to:

  • Run a full diagnostic check on the unit’s performance and pressure readings
  • Inspect filters, strainers, and heat exchangers for blockages
  • Test actuators, sensors, and electronic controls
  • Identify the specific fault and explain it clearly before any parts are approved
  • Carry out the repair and verify the system is working correctly before leaving

The best engineers won’t just fix the immediate problem—they’ll flag anything that could cause issues down the line, helping you avoid repeat callouts.

Why Annual HIU Servicing Matters

Many residents skip annual HIU servicing, either because they’re unaware it’s needed or because the system seems to be working fine. The problem is that HIUs can develop minor faults that aren’t obvious until they become major ones.

A routine service typically includes:

  • Cleaning filters and strainers
  • Checking pressure and flow rates
  • Inspecting seals and valves for wear
  • Testing controls and sensors
  • Issuing a service certificate

Regular servicing extends the lifespan of the unit, keeps it running efficiently, and significantly reduces the risk of an unexpected breakdown. For managing agents and landlords overseeing multiple properties, planned preventative maintenance (PPM) across a whole block is far more cost-effective than reactive repairs.

HIU Replacement: When Repair Isn’t Enough

Older units—or those that have broken down repeatedly—may reach a point where replacement is the more economical option. A specialist HIU engineer can assess whether a unit is worth repairing based on its age, fault history, and the availability of replacement parts.

Modern HIUs are more energy-efficient and easier to maintain than older models. In many cases, the long-term savings on energy bills and repair costs make replacement a sound investment.

What to Look for When Choosing an HIU Engineer

Not every heating engineer has the training or experience to work on HIUs. When booking someone for a repair or service, it’s worth checking a few things:

  • Manufacturer training: HIUs vary significantly between brands. Engineers with specific training on Danfoss, Evinox, Caleffi, or other manufacturers are better equipped to diagnose faults accurately.
  • Experience with communal systems: District and communal heating systems operate differently from standalone boilers. Relevant experience matters.
  • Transparent pricing: A reputable engineer will explain the fault and provide clear pricing before any additional work is approved—no surprises.
  • Workmanship warranty: Quality providers back their repairs with a guarantee, giving you peace of mind that the fix will hold.
  • Availability: HIU faults can leave you without hot water or heating. 24/7 availability is a meaningful advantage when something goes wrong at short notice.

MVHR: The Other System Worth Knowing About

Many modern apartment developments also include Mechanical Ventilation with Heat Recovery (MVHR) systems—units that control air quality and ventilation throughout the flat. Like HIUs, these require periodic servicing to maintain performance.

MVHR filters need regular cleaning or replacement, and the units themselves benefit from annual checks. Specialist companies that handle HIU servicing often cover MVHR maintenance as well, making it practical to manage both systems through a single provider.
